Our Land team are responsible for identifying and generating a sustainable flow of feasible sites for residential development, working closely with the Planning team.


The Department is also responsible for managing any land and property assets owned by the Division.


Senior Land/Development Manager – UK Wide


Preferably based in Leeds, you will be responsible for leading the Land team and driving our site finding and development offer. You will be the main point of contact for all land and development related duties, establishing new development opportunities whilst ensuring the most cost effective contract is agreed on land purchases. You will have good knowledge of the planning system and work closely with the Planning team, potentially managing the team in the future. You may have a background in environmental consultancy, planning, site finding or development.


Key responsibilities


  • Responsible for all projects from initial site identification, appraisal and approval to the point of purchase and implementable planning consent being obtained, in line with budgets; and for liaising with all internal departments and external consultants/authorities accordingly.
  • Maintaining a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers
  • Acting as a conduit between the Land and other internal departments, together with other Divisions and Group, to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.
  • Ensuring that land procurement is compliant with annual budgets and forecasts and that the Division’s and Group’s requirements for land acquisition are fully complied with.
  • Ensure land schedules are maintained in an up to date position each month.
  • Ensure land files are maintained in accordance with policy and procedures.
  • Provide the leadership that is required to ensure that your staff are motivated to meet the Company’s objectives
  • To manage the Health and Safety of your staff to ensure safe working practices.
  • Ensure that your staff resources match the current and future needs of the Business Stream e.g. identify and recruit new staff and identify succession and surplus staff.
  • Manage delegated cost budgets and approve individual requests 

Person specification:


We are specifically looking to recruit someone that can demonstrate previous experience working in the Property and Construction Industry at this level or someone looking to take the next step.  This role would suit someone with an entrepreneurial spirit looking to develop a department.  It is expected that the successful candidate will have the necessary past experience working with a residential developer and/or housing association and be able to demonstrate good leadership qualities with a professional management style to recruit and mentor new employees.


Alongside having sound technical and commercial knowledge, you will need to be confident, commercially aware and be able to develop existing relationships whilst building upon new ones.


Other key skills will include: 

  • Strong negotiation skills
  • Minimum of 5 years' experience as a Land Buyer or similar relevant experience;
  • Confident with liaising with key stakeholders/decision makers;
  • Deliver on land identification, appraisal and acquisition of new sites;
  • Strong planning knowledge with a proven track record;
  • Reactive to the housing market and prices;
  • Excellent communication skills verbally and written
  • Good team player, with the ability to work autonomously;
  • Full UK driving licence
  • Relevant professional degree either being RICS or RTPI qualified.
